Enough cannot be said about the two major causes of roof damage. As a home inspector I have seen many homes with this problem. If there is no means of a continuous positive air flow in the attic space over time moisture trapped in the attic space will have an adverse effect on the roof sheathing and contribute to microbial growth. Contractors or home owners seem to think they should stuff the insulation into the soffit cavity. This is the complete opposite of what should be done. Styrofoam baffles inserted into the soffit area and the insulation up to the styrofoam baffles will allow the air to flow from the vented soffits to the ridge vent or roof surface vents. One other thing that is also detrimental to the roof is allowing bathroom vents to vent into the attic space. All bathroom vents should terminate to the outside through the roof. Not into the soffits. This can be a costly. After the fact most home sellers are very surprised, being pro active as a home seller can save the grief by having a home pre home inspection.
